The architecture firm is Beecher Walker from Salt Lake City, Utah. Their portfolio includes large scale commercial, residential and hospitality projects throughout Utah. Alder & Tweed, a local Park City firm, is the designer for Empire Residences. They have extensive experience with various Park City and Deer Valley new developments including 205 Main Street, Nakoma, The Belles at Empire Pass, and numerous custom homes. WHO IS THE BUILDER?
The builder is Rimrock Construction from Salt Lake City, Utah. Rimrock has extensive experience in developing and constructing various types of projects including retail, hospitality, industrial and residential. WHAT IS THE RESERVATION PROCESS?
A signed and executed Reservation Agreement will reserve a Buyer’s unit of choice. A fully refundable $25,000 reservation deposit will be held at Coalition Title.
HOW WILL THE REPC BE STRUCTURED?
Once the condominium plat has been recorded for Empire Residences, reservations can be converted to a REPC (Real Estate Purchase Contract). At that time the $25,000 deposit will be increased by Buyer to match 25% of the purchase price. The full deposit will be deemed non-refundable once the buyer passes through their due diligence time period. Plat recordation is planned for mid-February 2018.
WHAT IS THE HOA BUDGET & INCLUSIONS?
The HOA dues for Empire Residences will cover water, sewer, trash, cable TV, internet, snow removal, common area maintenance and insurance, building amenities, reserve fund and a live-in Lodge-keeper. Deer Valley Resort Lodging will manage the HOA. The estimate for dues is at $9.40 per square foot annually. Homeowners will be responsible to pay their unit electric and gas. The Empire Pass Master Owners Association fee is an additional $3,344 annually for 2018. This fee covers operating expenses for the EPMOA, roadway maintenance and snow removal, landscaping, signage, walking and bike paths, security patrol and dial-a-ride service. Ground-breaking is planned for late April 2018, with approximately 18 months to complete construction.

IS THERE A TRANSFER FEE DUE AT CLOSING?
All property within Empire Pass is subject to a transfer fee at sale equal to 1% of the purchase price. The transfer fee proceeds collected at settlement are then distributed in a 50/50 split to the Empire Pass Master Owners Association and the City.
IS THE TALISKER CLUB MEMBERSHIP INCLUDED?
Buyers at Empire Residences have the privilege to membership to the Talisker Club. The $100,000 membership deposit is not included in the purchase price.
